A list price tells buyers where your home sits against every competing property they can see. The right strategy considers recently sold homes, active competition, pending activity when available, location, condition, updates and the likely financing of the target buyer.

- Active listings show your present competition, not proven value.
- Condition and location can create meaningful differences between homes that look similar on paper.
The first days matter
New listings often receive their strongest attention when they first enter the market. An unsupported price can reduce showings and create longer market time. Later reductions may help, but they do not recreate the full impact of a well-positioned launch.
Online estimates are a starting point
Automated estimates can be useful for broad orientation, but they may not account for interior condition, workmanship, block-level differences or recent improvements. A professional pricing review adds property-specific judgment and a current competitive picture.
